Most of the new names coming to South Coast Highway in Oceanside this fall have run a business somewhere else first. They include a coffee roaster with a flagship in Encinitas, a pasta shop family-owned since 1987, a fitness studio relocating and expanding and a salon opening its first standalone location. Most of them are heading to one remodeled center at 1112–1126 S. Coast Hwy. A second, looser cluster is forming about six hundred address numbers south, around the Time Building at 1722.
Here is where each one stands as of mid-October 2026, walking south.
The City of Oceanside's October 2026 economic development newsletter describes 1126 S. Coast Highway, the former South Coast Center, as "becoming a revitalized neighborhood destination with updated storefronts and new businesses." The property now goes by Eucalyptus Grove and covers 1112 through 1126. WhatNow San Diego reported in August that new ownership is remodeling it, with new storefronts, a new signage plan and more retail and dining space.
The same report put the remodel's finish at Q3 2026. That was a target. As of today, we have found no confirmed opening date for any tenant. SanDiegoVille wrote on August 3 that construction was still underway and tenants were "expected to open in phases as renovations progress." So expect the doors to open one at a time over the coming months.
Here is who has signed on, and where each business comes from.
The SweatDreams owner put the mood this way in WhatNow's coverage of the expansion:
"We are excited to move into Eucalyptus Grove."
That story also said he could not yet give an exact opening date. The city newsletter also lists a tenant called The Den. We could not confirm what kind of business it will be, so we will leave it for a later update.
Once the remodel wraps, the 1100 block gets a coffee bar, a pasta and sandwich counter, a fitness studio and a salon. North of the center, the city's 2026 newsletters already list new businesses along the same road. The July issue lists The Fade Factory at 528 S. Coast Hwy as a new business, and the September issue adds Two Guns Revival Boutique at 865 S. Coast Hwy.
The October newsletter also mentions construction across the street at 1111 S. Coast Highway, a four-story apartment building expected to be finished in fall 2027. So the fencing on that block will be around for a while after the center itself reopens.
Keep heading south and the second cluster begins. Unlike Eucalyptus Grove, much of this one is already open.
South Coast Music Center, 1609 S. Coast Hwy. The city's September newsletter lists it as a new business. The shop's website describes guitars, basses, amplifiers and other instruments in-store, along with lessons, workshops and artist events. Posted hours are 10 a.m. to 7 p.m. Monday through Friday, 11 a.m. to 6 p.m. Saturday, and 11 a.m. to 5 p.m. Sunday.
Tower 1888, 1602 S. Coast Hwy. A mixed-use building under construction by Shea Homes, with 54 residences above three ground-floor commercial spaces totaling about 3,244 square feet. The city's newsletter says those spaces could hold retail, restaurants or services. No tenants have been announced.
The Yard Gym, 1722 S. Coast Hwy, Suite 106. A boutique strength and conditioning gym in the Time Building, listed as new in the October newsletter. Its Oceanside page shows a class timetable for October 12 through 18 with RIG weight-training and TURF endurance sessions, so it is running classes this week.
Philly Phix, 1722 S. Coast Hwy, Suite A1.1. Philadelphia cheesesteaks and hoagies, in the same building as The Yard Gym. The Philly Phix website still says "Coming Soon." The city's permit record gives a better sense of timing. A fire-sprinkler tenant-improvement permit was applied for June 9, 2026, and passed its rough inspection, with conditions, on September 14. The final inspection on that permit shows no result yet.
Decade Eye, 1828 B S. Coast Hwy. Sunglasses styled on looks from the 1950s through the 2000s, with what the city newsletter calls "a strong SoCal surf/moto/vintage aesthetic."
The newcomers on the 1600 to 1800 blocks sit next to two established restaurants. Eater San Diego's Oceanside guide, last updated in May 2026, lists The Plot, a vegan restaurant at 1733 S. Coast Hwy, and Wrench and Rodent Seabasstropub at 1815 S. Coast Hwy, known for seafood, sushi and vegan dishes.
The gym, the cheesesteak counter and the eyewear shop are all landing within a block or two of those two restaurants, so the Time Building cluster is filling in around dining spots that were already on the map.

While the South O openings arrive one at a time, downtown's weekly fixture keeps going. MainStreet Oceanside's Sunset Market runs every Thursday from 5 to 9 p.m. on Pier View Way west of Freeman Street and across Coast Highway, with up to 240 food and retail booths over five blocks. It has run there since 2007.
The rest of this year's theme nights:
Parking is free at the Civic Center Parking Structure at 300 N. Coast Hwy and free all day at 101 North Ditmar St. The SALT Parking Garage at 371 N. Cleveland St. charges $5 for the day. The Haunted Market falls four days after the city's free Día de los Muertos Festival, set for Sunday, October 25, from 10 a.m. to 4 p.m. at the Civic Center, 300 N. Coast Hwy.
We'll update this list as the Eucalyptus Grove tenants and Philly Phix open. If you've owned a home in South O for years and the street changing around you has you thinking about what comes next, whether that means staying put, downsizing nearby or helping a parent plan a move, Chintz Team would be glad to talk it through at your own pace.
