With Restaurant Row Still Fenced Off, North City Has Become San Marcos's Everyday Gathering Place

October 22, 2026

On Friday afternoons at four o'clock, vendors set up along North City Drive with produce, fresh bread, seafood, dairy, nuts, cut flowers and hot food, and the market runs until eight. Friday, October 30, is the last Friday of the month. That means that two blocks over at 250 North City Drive, a live dance performance starts at 6 p.m. A free guided class for all levels follows from 6:15 to 7:15, and then a DJ plays for open dancing until 8.

Plenty of San Marcos residents still think of North City as the new apartments by Cal State. A list of what's open there says otherwise. The district now has a recurring weekly schedule, a dozen food and activity tenants, and a grocery store on the way. With the city's old dining hub years from reopening, North City is starting to work the way a downtown does.

Restaurant Row's timeline runs to 2028

For a long time, Old California Restaurant Row was the default answer to "where should we eat tonight?" in San Marcos. The latest detailed update came in February 2026, when the San Diego Union-Tribune reported that the old buildings had been demolished, grading and utility work were underway, and construction of new buildings was expected to begin that spring. In that report, townhome move-ins were projected for late 2026 or early 2027, and the full project was expected to finish in mid-2028.

When it's done, the plan calls for a one-acre park, about 10,400 square feet of commercial space and 17,000 square feet set aside for outdoor dining. Two restaurants and a bank on nearby Via Vera Cruz parcels are outside the developer's ownership and are still operating, according to the same report.

That leaves a gap of roughly a year and a half or more. In the meantime, the busiest weekly schedule in San Marcos has moved a couple of miles away.

A week on North City Drive

Sea Breeze Properties is developing North City south of State Route 78 and north of Barham Drive, around Twin Oaks Valley Road. Its tallest building, 222 North City, was finished in 2025 and has 458 units across 12 stories, according to The Coast News. All those residents living above the shops are a big reason the schedule is so full. The district's arts and events calendar currently looks like this:

  1. Every morning: Necessity Coffee at 250 North City Drive, Suite 1, opens daily from 7 a.m. to 2 p.m.
  2. Every Friday: The weekly farmers market runs from 4 to 8 p.m. on North City Drive.
  3. Every Saturday: Live Music on the Plaza.
  4. Last Friday of each month: Dancing in the Streets runs from 6 to 8 p.m. at 250 North City Drive. It's free and open to all ages.

Since the dance night shares a Friday with the market, one evening can include picking up produce at 5 and taking a dance lesson at 6:15. North City posts its event schedule on its Instagram account, and the market posts updates on the San Marcos Farmers' Market Instagram page. Both are worth a quick look before you head out, especially around holidays.

The newest daily stop on the list is Necessity Coffee. The Coast News reported that it held its grand opening on March 7, 2026, in the storefront Copa Vida had left earlier in the year.

The directory, by address

Most of what's open sits in two buildings on the same street, so it's easy to park once and walk between them. Here's the current lineup from North City's eat and drink directory:

Address What's there
250 North City Drive Buona Forchetta, A Lo Fresco, Necessity Coffee, Maya's Cookies, Wynston's Ice Cream Co., J. Brix Wines
251 North City Drive Christophe Rull Patisserie, Umami Japanese, Milonga Empanadas
255 Redel Road Draft Republic and Tarantula Hill Brewing Co.
285 Industrial Street Mesa Rim, indoor climbing and fitness

For a slower visit, such as an afternoon with grandchildren or out-of-town family, the art trail is a good place to start. The "Batman Playing Checkers" sculpture stands in Block C Plaza. A "Cougar" piece is in the Extended Learning Building breezeway, and murals line the Block C paseo. If you're driving in from Twin Oaks Valley Road, the roundabout at North City Drive and Campus Way is a handy landmark.

Looking at the table, North City today leans toward evenings and treats: wine, ice cream, cookies, pastries and a brewery. Most of the openings still to come point a different way.

The openings that make it a daily stop

In August, North City's developers announced a Trader Joe's. The company confirmed the plan to The Coast News, and spokesperson Nakia Rohdes said, "We do not yet have a timeline or exact location to share." FOX 5 San Diego also covered the news. San Marcos shoppers already have Trader Joe's stores in Vista, Escondido, Oceanside and Encinitas, so the new store would bring an errand that used to mean leaving town into the city itself.

Darren Levitt, a principal at Sea Breeze Properties, explained the reasoning to The Coast News:

"Every great neighborhood needs a great grocery store, and Trader Joe's is a natural fit for North City. We've been very intentional about creating public spaces that bring together the things that make everyday life better, good food, wellness, art, culture, parks and community."

The other pending tenants fit the same daily-use pattern. Here's where each one stands as of late October 2026:

  • Padel N9NE, 222 North City Drive, Suite 107. The club's own page lists "Opening November 2026," with pre-sale memberships open now. It says the club will offer pro coaching and a full programming schedule from day one. It's the company's second club after Sorrento Valley.
  • Haggo's Organic Taco, 222 North City Drive. The Encinitas taco shop applied for plan review on a roughly 2,898-square-foot restaurant, and an August 3 report said it was expected to open by the end of the year.
  • Honor Pilates describes its San Marcos studio as "coming soon."
  • A two-acre community park, which FOX 5 reported is slated for 2027, with water features, play areas, public art and event space.

Taken together, these openings change how the district gets used. A grocery store, a racquet club, a fitness studio and a casual taco counter are all places people go two or three times a week, not just for a special evening. When they open, North City starts to work like a town center for the middle of San Marcos.

December's back-to-back weekend

The holiday season shows how San Marcos's gatherings are split right now. The city's Tree Lighting & Merry Market is Saturday, December 5, from 1 to 7 p.m. at 3 Civic Center Drive, and the tree lighting is at 6. The next day, Sunday, December 6, the San Marcos Chamber holds its Holiday Market at North City, with local vendors, seasonal food, live music, a kids' zone and Santa. The Chamber hasn't posted hours for the 2026 market yet, so check before you go.

That puts the civic center and North City on back-to-back days of the same weekend. Other events fill in the season around them:

  • Fun Friday Nights, the city's program at the Community Center and San Elijo Recreation Center, runs November 13 and December 11 from 6 to 10 p.m.
  • Lakehouse Winter Wonderland at the Lakehouse Resort runs from November 27 through December 24.

Two more changes across town

North City isn't the only part of San Marcos that changed this year. Mama Kat's, the breakfast spot and bakery that outgrew its small parking lot on San Marcos Boulevard, reopened two miles west at 288 Rancheros Drive, The Coast News reported in August. The building has had a few lives. Hometown Buffet was there for 18 years until it closed in 2016, and the My Yard Live brewpub occupied it until November 2024. Signs at the new location said Mama Kat's plans to extend its hours and add a new lunch menu.

In late August, Tee Box held the grand opening for its first California golf training and fitness location at 1619 S. Rancho Santa Fe Road, according to The Coast News.

Both of those openings are spread out across town. North City is the one place in San Marcos where new restaurants, events and errands are concentrating while Restaurant Row is rebuilt.
